Since the lot is "unbuildable" special permitting and mitigation will be required to build a single-family residential dwelling and OSTD (septic system). That special permitting would include a fill permit from the state and federal agencies to allow enough filling for meeting the county's 50 and 75 ft setbacks. Is recommended that fill occur over an area of about 13,000 sq ft to meet setbacks. In doing so, you would create a modest lot area supporting about a 1600 sq ft dwelling." Costs for permits, fill dirt, and compensatory mitigation would add up to at least $54,000. These permits would allow for a dock. Call for complete DFA.
